This policy explains what personal data is collected on this website, why, how it is stored, and what rights you have over it. It is written in line with Israel's Protection of Privacy Law, 5741-1981, and Amendment No. 13 to that law (in force since August 2025).
What data is collected
Data is only collected when you choose to fill out a form on this site (the quick-match questionnaire, a callback request, the contact form, or a valuation request). This may include:
- Full name, phone number, email address
- Real estate preferences you provide — neighborhood, property type, budget, number of rooms, etc.
- Any free text you write in a "message" field
This site does not collect financial information (such as credit card details), ID numbers, or other sensitive data. There is no advertising tracking on this site, no Google Analytics, and no similar tracking tool — see the Cookie Policy.
Why the data is collected
The sole purpose is to allow me to get back to you with relevant real estate information in Modi'in-Maccabim-Re'ut — matching properties, replying to your inquiry, or a valuation. The data is not used for any other purpose, and is never sold or transferred to third parties for marketing.
Where the data is stored
Forms on this site are sent through an external service called Formspree (a US company), which forwards the details to me by email. This is an international transfer of data outside Israel, and you should be clearly aware of that. Formspree states it complies with standard data security practices, though it is not directly subject to Israeli law. If you'd like your data deleted from there, I'm happy to help — see "Your rights" below.
If you choose to use the "Send on WhatsApp" button (shown on the thank-you page after completing the questionnaire), the message is sent directly from your own WhatsApp to mine — a separate channel, entirely under your own control, never automatic.
Who sees the data
Only me. I have no employees or partners with access to inquiries submitted through this site.
How long data is kept
Inquiries are kept in my inbox and in the Formspree dashboard for follow-up purposes. If an inquiry didn't lead to further cooperation, you may request deletion at any time.
Your rights
Under Israel's Privacy Protection Law (including Amendment 13), you have the right to:
- Know what data is held about you
- Request correction of inaccurate data
- Request full deletion of the data you provided
- Decline to fill out any form — every form on this site is entirely voluntary, and not filling one out does not restrict access to the site's content

Minors
This site is not intended for use by minors under 18, and I do not knowingly collect data from minors.
Changes to this policy
This policy may be updated from time to time. The date at the top of the page reflects the most recent update.
International frameworks
GDPR (European Union): This site is aimed at residents of Israel, in the context of real estate in Modi'in-Maccabim-Re'ut specifically — it does not target marketing activity at EU residents and does not monitor the behavior of EU visitors. As such, GDPR most likely does not apply directly, but if you'd like to exercise a GDPR-style right regardless, I will honor the request all the same.
CCPA (California, USA): Applies only to businesses of significant scale (roughly $25M+ in annual revenue, or processing data of 100,000+ California residents, or deriving a substantial share of revenue from selling personal data). A small local business like this one falls far below that threshold, so CCPA does not apply.
