What HaTziporim is like
HaTziporim, whose streets are named after birds, was built in a later wave than the city's older neighborhoods. The practical meaning: more modern building standards — a safe room (mamad) in every apartment, large sun balconies, underground parking, and elevators in every building.
This is one of the neighborhoods I get asked about most by families relocating to Modi'in-Maccabim-Re'ut from Gush Dan or Jerusalem, mainly because of the combination of relatively large apartments and new neighborhood infrastructure. That high demand shows up in price, so it's especially important to compare properties within the neighborhood, not just against other areas.
Who HaTziporim suits
- Families looking for a large apartment with a balcony and safe room
- People relocating to Modi'in-Maccabim-Re'ut from elsewhere who prefer new infrastructure
- Buyers who want a building with an elevator and underground parking
What to check before buying in HaTziporim
- Price gaps between floors and orientation within the same building
- The size of building-committee fees for maintaining the parking and elevator
- Evening parking pressure on the street — worth visiting after 8pm
- What's planned for the open areas around the building
