What Maccabim is like
Maccabim is the older of the two communities that merged with Modi'in: it was founded back in 1985, eight years before Modi'in itself was founded, and only merged with it and Re'ut in 2003 to form one city — Modi'in-Maccabim-Re'ut. That history shows: mature trees, a close-knit community, and a feel more like an independent town than an urban neighborhood.
In terms of construction, Maccabim is mostly single-family homes, semi-detached houses and cottages on lots that are large relative to the rest of the city. Anyone looking for a private house with a real garden, and some distance from the density of apartment-building construction, encounters a completely different market here than in the central Modi'in-Maccabim-Re'ut neighborhoods — both in property types and in the pace of transactions.
Who Maccabim suits

What to check before buying in Maccabim
- Title registration and rights status — especially critical in older houses
- Building deviations and additions made over the years by previous owners
- Maintenance costs of a private house, significantly higher than an apartment
- Actual commute distance to services and central Modi'in-Maccabim-Re'ut, compared with central neighborhoods
