What counts as 4 rooms
In Israel the living room is counted as a room. A 4-room apartment therefore has a living room and three other rooms, and usually a safe room (mamad) that serves as one of them. Size varies between projects, so compare by square meters, not only by room count.
What you pay for beyond size
Two 4-room apartments in the same neighborhood can be priced very differently. The gap usually comes from:
- Garden, balcony or view. Outdoor space changes the price significantly.
- Parking and storage. Covered parking and a storage room are worth money; make sure they are registered.
- Floor and orientation. Natural light and noise shape daily life.
- Condition. A renovated apartment saves work and costs more.
- Building age and management. The lobby, elevator and parking garage tell you a lot.
Where to look
Moreshet and HaTziporim have a significant supply of 4-room apartments, including garden apartments. To decide between them, read Moreshet vs HaTziporim. If you are not sure which neighborhood fits, start with the neighborhood guide.
What to check during a viewing
- Layout. Rooms you can actually furnish, not only a room count on paper.
- The safe room. Does it have a window, and is it truly usable as a room?
- Actual parking. An "arrangement" spot is not registered parking.
- Damp and cracks. Check ceiling corners, behind furniture and bathrooms.
- Shared property. The condition of the lobby, elevator and garage.
